Two families. One house. Separate everything that matters.
There are two apartments inside, one on each floor, connected by an internal staircase. Each has its own kitchen and bathroom. Downstairs there's a shared library and lounge with books, maps and board games. Two couples, or two families, share the garden and the pool without sharing a floor.
The table everyone ends up at
A 7 x 4 m private pool with its own sun terrace. A covered table seating 10, beside the outdoor kitchen and a wood-fired pizza oven that takes about forty minutes to heat. Table tennis. Two garden coffee spots. A fully fenced 400 m² plot with lake and mountain views. Most guests eat outside every night.
Two apartments, one library
250 m² across two floors: four bedrooms, two bathrooms, two fully equipped kitchens. Central heating, two fireplaces, ceiling fans — no air conditioning, but stone walls and sunshading keep the house cool in August. 200 Mbps Starlink throughout, with two extra monitors and a printer in the ground-floor lounge for anyone working remotely.

- There are stairs from the garden entrance to the front door, and stairs inside. The house isn't suitable for guests with limited mobility.

- Yes. The path down to Gera Lario is a steep 25-minute walk; a car makes daily life much easier.
